The following documentation should be provided by each applicant with your application: (Clear copies and faxes are acceptable.)


  • Most recent two years W-2's
  • Consecutive pay stubs covering the most recent full month
  • Three most recent monthly statements for all depository accounts including checking, savings, money market, certificates of deposit, etc.
  • Most recent quarterly statements for brokerage accounts, 401k plans, pension plans, IRAs, etc.
  • Name, address, and phone number of current/previous landlord(s) for past 24 month period (if applicable)
  • Copy of Agreement of Sale (this applies to purchase transactions only)
  • Copy of Deed or Legal Description, if readily available
  • Copy of current Homeowners Insurance Policy OR name and phone number of Insurance Agent
  • Copy of current Mortgage Monthly Statement or name, account # and customer service # of current Mortgage Company. (if refinancing)

Special Cases (If Applicable)


  • Self-Employed or Commissioned Borrowers: Copy of the past 2 years Federal 1040 Tax Returns including all schedules and/or copies of the past 2 years Corporate or Partnership Tax Return including all schedules.
  • Rental Income: Copy of Leases or Rental Agreements for all properties.
  • Construction Loans: Copy of construction contract, blueprints, and detailed builder specifications.
  • Divorce: Copy of Divorce Decree and Separation Agreement. Also, any settlement or other documentation showing your right (or obligation) to receive (or pay) alimony or child support.
  • Bankruptcy: Petition and all paperwork for bankruptcy including Discharge of Debtor documentation.
  • Gifts: Signed gift letter from each donor furnishing funds for the transaction stating the gift amount and that the funds are a gift with no repayment required. Please call for details.
  • Employment Gaps: Signed letter explaining any employment gaps during the last 24 month period.
  • Stated Income: These programs require limited documentation. Please call for details.
